Who We Are
Illustrious Title was founded on a simple premise: a real estate closing should be smooth, transparent, and secure. We bring more than twenty years of combined legal and title experience to every closing table, and we anticipate problems before they reach you.
We replaced confusing fee structures and hidden costs with a single flat $600 fee. You know exactly what you are paying from the first conversation, and we are available the nights and weekends when deals actually come together.

Real estate does not sleep. We are reachable nights and weekends to keep deals alive.
Decades of legal experience standing behind your property rights.
What We Do
Our closings are reviewed with attorney-level scrutiny. Twenty-plus years of legal experience means we anticipate problems before they arise and act aggressively to protect your interests.
From complex commercial deals to standard residential purchases, we navigate title defects, liens, and probate issues with efficiency, getting it right the first time.
Florida is diverse, and so are our clients. Our multilingual staff ensures nothing is lost in translation, with complimentary notarizations to keep documents airtight.
We employ secure portals and strict verification against wire fraud. Every detail is handled with care and confidence, from the first signature to the final wire.
Transparent Pricing
Paying for title services should not be a guessing game. Many companies nickel and dime clients with wire fees, courier fees, and admin costs. We charge a single, flat fee, so you know exactly what you are paying from day one.
In Florida, title insurance premiums are set by the state. We compete on service and a transparent closing fee, not hidden add-ons.
Protection You Can't Afford to Skip
Absolutely.
Title insurance protects you from financial loss due to defects in a property's ownership history. Even a thorough search can miss hidden hazards. A policy covers both your financial loss and your legal defense, for as long as you or your heirs own the property.
Common hidden hazards
Almost always required with a mortgage. It protects only the lender's interest up to the loan balance. It does not protect you as the buyer.
Protects your investment for the full purchase price and provides legal defense against claims. Peace of mind that the home truly belongs to you.

Questions, Answered
In Florida, title insurance premium rates are set by the state, so the premium is the same regardless of which company you use. Title companies differ on closing fees and settlement charges. We offer a competitive flat $600 closing fee with no hidden add-ons.
If you are obtaining a mortgage, your lender will require a Lender's Policy to protect their interest. An Owner's Policy is technically optional for cash buyers, but it is highly recommended and customary. Most professionals consider going without one an unnecessary risk.
Typically a title search and policy issuance takes about 10 to 14 days. If clouds or defects are found, clearing them can take longer. We work aggressively to keep your closing timeline on track.
A title search examines public records to verify legal ownership and uncover any claims or liens on the property: outstanding mortgages, judgments, unpaid taxes, easements, and other restrictions.
Florida is not strictly an attorney-closing state, so title companies can close without one. An attorney-backed title company gives you an advantage: we are equipped to resolve disputes and interpret complex documents, for the same flat closing fee.
